1. Leave out personal information, family pictures, or degrees. You don’t want the potential buyers to feel welcomed.  Nor do you want them to envision himself or herself living there…Keep your family’s pictures plastered on the wall!
2. Leave the litter box or pet food dishes out, or better yet, leave your pets in the home while showing. There’s nothing more appealing to a potential home buyer then the smell of cat urine or having an unknown dog following them around and barking.

3. Leave the wallpaper and borders, bright paint, and outdated carpet for the new buyers to change, and offer them a “re-decorating/flooring allowance” that they can receive at closing. I’m sure the potential home buyer wanted to spend there next 10 weekends tearing down wallpaper and painting!

4. Expect the buyers to use their imaginations to see past your clutter. Or move out and leave it totally empty.

5. Stay in the house while it’s being shown. Let them know who’s boss! The is you castle and you are the queen!

6. Ignore your yard. Leave the trash cans and hoses in the front yard and cobwebs on the porch. Curb appeal is overrated anyway!

7. Store everything in the garage!

8. Put air fresheners in every room to cover pet or smoke odor, rather than cleaning the carpet and/or air ducts.
9. Let the buyer’s inspector discover all the house’s ailments, instead of doing a pre-inspection and making the improvements.

10. The BIGGEST WAY NOT TO SELL YOUR HOME: List your home before it’s ready. (First impressions count. Most of your showings will come in the first few weeks, make sure you wow the market.
